In Nicaragua we can find different types of valuations
for real estate:
The Fiscal valuation carried out by the Municipality
where the property is located.
The Fiscal valuation carried out by the State of
Nicaragua through its dependencies.
Market valuation carried out by an authorized and
accredited company, especially for real estate valuations. These types of
companies must have a government accreditation to perform these assessments.
Each of the valuations are different, the valuation
amounts do not match. The Municipal valuation is the lowest of all. The
valuation of the State of Nicaragua is average, but it is not very high, but it
is not adjusted to reality. Market valuation is the most accurate valuation at
its real price.
Are the real estate offices in Nicaragua accredited
for valuations?
Most real estate offices in Nicaragua do NOT have
accreditation to perform real estate valuations.
Based on what valuation you must pay real estate tax in Nicaragua?
In Nicaragua, real estate tax must be paid based on
the Fiscal valuation carried out by the Municipality. The real estate tax must
be paid every year. The real estate tax must be paid no later than June 30 of
each year. If the tax is paid before March 31, the municipality will make a 10%
discount.
To buy / sell a property in Nicaragua, what valuation should be used?
For the purpose of buying or selling a property, the
market price is usually used. The way to know the market price is to request it
from a duly accredited valuation company.
